Why Ours Stay Level

Patios fail below the surface, not on top of it. Five things we never skip:

  • Dig past the topsoil. Organic soil left underneath decomposes and settles — the number one cause of dips.
  • Compact the base in lifts. Processed gravel placed in layers and plate-compacted, not dumped and leveled once.
  • Pitch it to drain. Water leaves the patio and moves away from your foundation.
  • Lock the edges. Spiked restraint around the full perimeter, so outer courses cannot spread.
  • Polymeric joints. Sand that resists washout, weeds and ants far better than plain mason sand.

Common Questions

Which patio material holds up best around here?

Concrete pavers and dense natural stone like bluestone and granite both do very well, because a dry-laid system flexes with seasonal ground movement instead of resisting it. Poured concrete works too when it is reinforced with proper control joints. The material matters far less than the base beneath it.

Will a paver patio shift or heave over the winter?

A correctly built one should not. Freeze-thaw damage happens when water gets trapped in the base and expands. The defense is a free-draining compacted base, surface pitch that sheds water, and locked edge restraint so the outer courses cannot spread. The dramatic dips people worry about are base failures, not weather.

Can you build on a sloped or uneven yard?

Yes, and sloped yards often turn out best. Depending on the grade we either cut and fill to one level plane with a retaining wall, or terrace the slope into separate levels connected by steps. Drainage gets planned first on any slope.

Do I need a permit for a patio?

It varies by town. Many at-grade patios do not need a building permit, but approvals are often triggered by retaining walls over a certain height, work near wetlands, significant grade changes, or historic-district review. We help figure out what applies to your address, and utilities are always marked before we dig.

How do you keep water from running toward the house?

Drainage is designed before construction starts. The surface is pitched away from your foundation, and we account for roof runoff, downspouts and the existing yard grade. Where the site calls for it, we tie additional drainage into the base.

My patio has sunk in spots — can it be fixed?

Usually, yes. With pavers and dry-laid stone we lift the affected area, rebuild the base underneath, re-establish pitch and reset the same units, so the repair blends in. We also replace failed edge restraint. Full replacement only makes sense when the original base was inadequate throughout.

How much maintenance does a patio need?

Very little. Sweep it off, rinse occasionally, and top up joint sand every few years. Skip rock salt on newer surfaces and use sand for winter traction instead. Keep wet leaves from sitting on it all winter and that is the whole routine.
